Window Well Repair Solutions

Exterior window well repair:

a. Excavation is performed from the window well, right down to the weeping tile. The weeping tile is located below the level of the basement floor slab on the exterior

b. Weeping tile test is performed to ensure that it is draining properly. It would be useless to install a window well drain pipe down to a weeping tile drain that is non-functional!

c. A 4" rigid PVC drain pipe with drain grate is installed that extends from the top of the weeping tile or gravel drainage layer, to approximately 4" below the high of the window sill.

d. Window well is fastened to the wall with concrete screws (If Required)

e. Excavation is backfilled with gravel to ensure drainage

f. Gravel is poured inside the window well area to facilitate drainage into the newly installed drain pipe

Advantage:

• Interior finishing's are not harmed
• Can be combined with exterior foundation waterproofing

Disadvantage:

• If weeping tile fails drainage test, additional work will be necessary to establish a drainage point and this could be costly (Never more costly than the water damage and its consequences)
• Some minor landscaping repairs may be necessary following the repair
• Gravel may need to be topped up following settlement

 

 

Interior window well drain solution:

a. Dirt in window well is excavated only to approximately 6 to 12 inches below the level of window sill

b. 2" hole is core drilled through the foundation wall through to the exterior into window well. Core hole is drilled approximately 4" down from the level of the window sill for drainage point.

c. A 2" ABS or PVC drain pipe is installed through the core hole and is drained inside down to a sump pump or internal draining system.

d. Penetration is sealed with hydraulic cement and injected with hydro-active flex resin to ensure zero water penetration.

e. Gravel is poured inside the window well to facilitate drainage into the newly installed drain pipe

Advantage:

• No landscaping repairs will be necessary following repair
• Eliminates the uncertainty of whether or not additional work will be necessary for weeping tile
• This system does not depend on the weeping tile for drainage and ignores a plugged or non-functioning weeping tile altogether
• Can be easily combined with an interior de-watering system
• Settlement is not an issue

Disadvantage:

• Interior finishing's must be removed for the install (refinishing is not supplied with this repair price-if required finishing prices are extras)
• Must be combined with an interior system, sump pump, or floor drain connect (if allowed-or can be installed for an extra charge)
